Document Checklist for Refinancing Your Home

Because the Application process requires detailed and sometimes hard-to-find documents, we have put together a checklist of what you will want to provide when applying for a new home loan. Having these documents will insure that your application and loan will be processed as quickly and as accurately as possible.

All applicants must provide the required documentation to be considered for mortgage loan approval

The Basics:

  • Current Mortgage Statement(s), including Lines of Credit – for all financed properties
  • Homeowner’s Insurance Declarations Page (showing coverage and premiums) – for all financed properties
  • HOA Property Management phone and email – for Condos only
  • Clear copies of Driver’s License & Social Security Card

For Salaried or Hourly Employees:

  • Most recent 2 years W-2’s
  • 30 days most recent Pay Stubs
  • 2 months most recent Bank Statements – ALL pages

For Self-Employed Individuals (including 1099 and commissioned employees):

  • All documents from above list, plus:
  • Most recent 2 years Federal Tax Returns – ALL schedules, ALL pages
  • Most recent 2 years Corporate or Partnership Returns, including K-1s (if applicable)

If Receiving Social Security, Disability or Pension:

  • Copy of Social Security Awards Letter and/or Pension Awards Letter
  • Most recent 2 years SSA-1099

Other – If applicable:

  • Divorce Decree and Initial Filing – ALL pages
  • Bankruptcy Papers – ALL pages (if discharged within the last 7 years)
